Abstract	The purpose of this report (Phase1) is to study and recommend various integrated automation system (IAS) concept design options available for the renovation of the National Research Council (NRC) Building M-20. The proposed building, located in Ottawa, Ontario is part of the Institute for Research on Construction (IRC). One of the objectives of the study is to help the building construction industry and otherstakeholders quantify the benefits associated with Intelligent Building operations and function. The intent is to provide CABA and NRC with options and recommendations related to the improvement and upgrades of the various automation systems serving the building. To this end, the Report will also recommend submetering and monitoring strategies to develop a baseline for the existing systems, so that a direct comparison can be made with the retrofitted upgraded systems.
